What is a Studio?
A studio is defined as a non-habitable space and is commonly used for; arts, crafts, hobbies, play areas, music rooms and home offices. The maximum size for a studio is 36m2. It can contain a living room, bathroom and bedroom (for occasional use). However, as a studio is intended to be ‘non-inhabitable’, laundry and kitchen facilities are non-permissable.
Did you know you can have both a Granny Flat and Studio?
A Granny Flat is classified as a ‘secondary dwelling’ and two ‘secondary dwellings’ are not allowed on one property. However, since a studio is a ‘non-habitable’ dwelling, you can build one right beside your new Granny Flat!
This means you can legally have 3 separate dwellings on the one block – a ‘primary dwelling’ (main house), a ‘secondary dwelling’ (granny flat) and a ‘non-habitable’ or ‘ancillary’ dwelling (studio).
Some important things to note
A granny flat and studio cannot be built without a ‘primary dwelling’ being established on or approved for, the property.
It is also non-permissible to attach a granny flat and studio. 0.9m is the closest distance they can be to each other.
